The Position

Galliard Estate Management (GEM), part of Galliard Homes, are looking to recruit a Building Services Operative on either a full-time or part-time basis. The Building Services Operative will work across various developments in London, operating as part of a mobile team with a base office in Canary Wharf, London.

The role forms part of the wider Technical Services team undertaking a range of maintenance activities relating to fire protection assets at GEM residential sites under GEM management.

Duties include:

  • Perform remedial works resulting from fire door inspections undertaken pursuant to Regulation 10 of the Fire Safety (England) Regulations 2022.
  • Execute maintenance, and repair tasks as directed by management, ensuring all work is completed to high standards and in line with procedures and RAMS.
  • Assist in the compilation of specifications for additional, quoted, and remedial works which arise.
  • Undertake troubleshooting/ remedy activities related to some life safety systems including but not exclusive to AOV and emergency lights, ensuring compliance with regulations and best practices.
  • Minor decoration works including painting, caulking, and mastic application.
  • Adjustments to carpentry items including doors and locks.
  • Using both hand and power tools to complete a variety of works.
  • Working within a team or autonomously to complete allocated tasks.
  • Assessing issues at properties and deciding the best course of action and executing the work required.
  • Assisting other team members as and when required at different sites and completing works in a safe and timely manner.
  • To respond effectively to all defects scheduled by the Head of Technical Services
  • Complete and submit completed works reports on a timely basis as part of the CAFM system information capture.
  • Support inventory management of materials, tools, and equipment, and report any safety or risk-related findings promptly.
  • Ensure compliance with GEM policies, procedures, risk assessments, and method statements.
  • Engage in continuous professional development and attend internal training sessions and toolbox talks.
  • Meet performance targets for project delivery, billable hours, and key performance indicators, and stay up to date with legislation and industry best practice.
  • Act as a point of contact for clients, fostering positive relationships and promoting the company's reputation.

The Person

The Building Service Operative will have previous experience working on residential sites and/or in construction and maintenance. They will also meet the below criteria:

Essential:

  • Proven track record completing a variety of building maintenance tasks.
  • Experience in general joinery and carpentry tasks.
  • Full clean driving licence for UK operations
  • Be of a polite and professional demeanour.
  • A proactive nature and hands-on approach.
  • Smart, professional and presentable appearance.

Desirable:

  • Previous experience undertaking basic electrical, decorating, plumbing and general domestic repairs.
  • Previous experience undertaking maintenance and/or repair works to fire doors and related ironmongery.
  • An understanding of fire door standards and inspections.
