Job description

Russell Taylor Group are recruiting on behalf of our client for a full time Project Manager.
My client is the main contractor for super prime London residential projects.

The role:

To oversee the management and performance of projects from inception to completion, including overall programme management, resource allocation, client, and consultant relations. Whilst ensuring the project is completed to the highest standard, in line with the companies commercial goals and company ethos.

General

•Maintain a Safe, Clean, Orderly and Presentable construction site at all times
•Delegate Site management weekly deliverables to maintain programme, quality and cost control.
•Ensure site management is keeping accurate daily site and labour diary on Procore
•Ensure material orders meet specification and programme requirements
•Manage high value and long lead time items and ensure they are ordered in line with programme and stored safely.
•Manage and coordinate Company & Supply chain works onsite to avoid any non-recoverable variations being incurred
•Review resources against cost plan alongside commercial team

Programme

•Create, review and manage overall construction programme ensuring critical milestones are set/met.
•Report, define and substantiate possible delays or influences to critical path.
•Ensure subcontractors are aware of and achieve critical path milestones taking necessary action. (wording)
•Issue fortnightly progrmme updates to the client, consultant and subcontractor teams.
•Issue and manage Extension of time applications to/from client, consultants and subcontract teams mediating and possible loss and expense claims.
•Review upcoming works; identify and report critical path items to complete to site management.
•Report and document real time progress for direct and subcontractor works in line with programme requirements

Communication & Information management

•Lead and implement the Can do culture through all communications.
•Work collaboratively with Management, Operatives, Supply chain, Consultants, Clients and Community to ensure consistant implementation of and adherence to company core-values and standards
•Document and circulate Actions from Client, Consultant, Sub-contractor, or internal meetings & correspondance
•Raise and circulate CVI's using Procore
•Raise, circulate and manage RFI's using Procore
•Oversee the issue of weekly reports from site management
•Organise & Record building control / local authority visits; Manage plan check report deliverables
•Maintain regular communication and good relationships with all direct Neighbours.
•Review issued design information to ensure accuracy and buildability reporting discrepancies and changes

Quality / Accuracy

•Manage quality assurance processes, ensuring specification is met and site management is recording defects and issuing rectification notices to subcontractors and trades at point of discovery.

Health & Safety

•Ensure that Health and Safety policies, procedures and processes are implemented and compliant.
•Ensure Risk assessments and method statements are in place and reviewed for all site works.
•Manage site H&S folders, ensuring all relevant work permits and weekly checks are completed and actions taken.
•Record near misses and implement preventative health and safety measures.
•Monitor health and safety performance and engage with the Health and Safety Manager to take advice and support as required.
•Review and close out any issues raised on H&S Audits and impliment preventative measures as and where required
•Ensure that contract and project specific Construction Phase Plans (CPPs) are produced and compliant with CDM 2015, that the Project Risk Register is fully completed with additional controls in place to mitigate risk and that they are periodically reviewed and maintained as current.
•Carry out regular Toolbox Talks (TBT) in-line with companies general requirements.
•Ensure that the competency of sub-contractors and their workers is compliant with the minimum competency requirements of company.
•Take reasonable steps to minimise Traffic, Noise, and Dust.
•Ensure that protective clothing and equipment is available to site staff, site visitors, operatives and monitor its correct use.
•Ensure that machinery and plant (inclusive of power tools) are maintained in good order.
•Discipline and record those who fail to consider their own health and safety or that of others.
•Sufficient provision is made for welfare facilities, first aid and emergency procedures to meet HSE requirements including during enabling works.
•Any requirements for temporary works are identified and that competent management is in place.
•All involved in the project are fully inducted and briefed and know the requirements of health and safety statutory procedures as evidenced in the site registers

HR
•Implement company pay and performance review processes
•Undertake disciplinary actions where required in line with company policy.
•Raise and report any on site HR issues

Commercial

•Oversee and review variation account with project QS before submission
•Complete understanding of the Contract Pricing Document scope of company & supply chain works
•Work with SM and QS to identify and notify site variations or client requested changes that fall outside the scope of contract works
•Oversee and ensure efficient allocation of labour to complete contract & variation works
•Work with QS to procure subcontractors and materials within allocated budgets
•Implement value engineering across projects
•Forecasting and managing cash flow

Document Control:
•Liaise with the Document Control Manager on a regular basis as they will oversee the operations of the Document control including Procore Project Management tools, ensuring the highest quality and compliance of all document management deliverables including KPIs.

Training:

Minimum Site manager Employee Competency
•NVQ Level 6 in Construction or Management or equivalent
•Site Managers Safety Training Scheme course
•First Aid at Work Level 3
•Competency in use of all Procore Site management tools (See matrix attached)
•Compentency in MS Office and MS Projects
