Maintenance Operative

Location: Blackpool

Salary: £26,421 - £27,334 per annum

Our client manages almost 5,000 social housing properties across Blackpool, providing related services to its tenant and leasehold customers and regenerating areas to create opportunities for their local residents to thrive.

The Role

They currently have a fantastic opportunity to join their Asset Management and Operation team as a Maintenance Operative and you might be exactly who they re looking for!

To work predominantly in Supported Housing (SH) properties undertaking minor repairs, handyperson tasks and painting & decorating works to tenanted and void properties as well as communal areas.

In periods of down time carry out minor repairs to properties within BCH s General Needs stock.

Key Responsibilities

  • Undertake minor repairs to properties in BCH s Supported Housing stock portfolio including community centres.
  • Undertake minor repairs to communal areas within these properties, ensuring they are also clean and tidy.
  • Undertake repairs and decoration work to void properties in the SH stock as they arise.
  • Undertake minor repairs to BCH s General Needs stock as directed by the Operations Manager (Responsive Repairs)
  • Assist with putting together flat pack furniture, installing blinds and curtain poles as requested.
  • Liaise with SH staff to determine repairs to completed across the SH stock portfolio on a daily basis.
  • Liaise with BCH Hot Line and technical staff to report other, larger repairs that require completion by others.
  • Maintain administrative records of repairs and completed works so that IT systems can be updated.
  • Ensure H&S legislation is abided to during completion of repairs and done so in a safe working environment.
  • Maintain tools and equipment provided.
  • Ensure that PPE is worn at all times, specific to the task being undertaken.
  • Ensure van stocks are maintained to satisfactory levels to allow repair work to be undertaken.
  • Attend training courses and meetings as requested.
  • Support residents with basic DIY skills ensuring that all H&S and safe systems of work are in place.

Carry out any other duties deemed commensurate with this role

Skills and Qualifications

  • To hold a trade City and Guilds qualification or NVQ equivalent
  • To have previously worked in a building/maintenance position
  • Ability to flexible working as and when required
  • Current full UK driving licence
  • To have previously worked in a building/maintenance position
  • Ability to carry out basic DIY skills and minor repairs
  • Ability to be flexible and adapt to service demands
  • Be able to organise own time and work to deadlines
  • Be able to prioritise workload to meet the demands of the service
  • Ability to communicate well with customers and members of the team
  • Ability to work with minimum supervision
  • Ability to work as part of a team
