About the Role:

As a Commercial Property Manager, you will be responsible for managing ongoing tenancies, transactions, vacant units, tenant alterations, and landlord projects/works. You will provide guidance and support to the Facilities Manager on the procurement, retendering, and instruction of contractors, service providers, and landlord-tenant matters. It will be your duty to review utilities and service contracts to ensure consistency and best value, as well as manage all buildings as sustainably as possible. You will also be responsible for notifying insurers of any changes in tenancy or works, and client accounts of likely expenditures on a monthly basis. Keeping records up-to-date on internal databases and ensuring all tenancy charges are recorded will be crucial. Holding regular reviews with the facilities team on their health, safety, and risk management compliance, and organising tenant engagement meetings for events, service yard operations, and sustainability objectives will also be part of your role. Acting upon any observed breaches of lease covenants, managing landlord approvals and licences, and assisting with lease consultancy, agency, and external valuations will be important tasks. As the key point of contact for communication with tenants and their agents, you will also be responsible for preparing and issuing tenant/property handbooks, as well as undertaking annual property management inspections.

What you'll need to succeed:
To thrive in this role, you'll need to be highly computer-literate, particularly with Microsoft Office applications such as Excel, Word, and PowerPoint. The ability to adapt and learn new computer packages quickly will be crucial, as you'll be working with various property management software and systems. Confidence in dealing directly with clients is a must, as you'll be the main point of contact for communication with tenants and their agents. A high level of numeracy and attention to detail is essential, as you'll be responsible for tasks like reviewing utilities and service contracts, monitoring debtors, and preparing budgets. Additionally, a logical mind and the ability to work well in a fast-paced environment will be beneficial, as you'll be juggling multiple tasks and projects simultaneously. A full UK driving licence is also required for this role.
