Head of Property Management Exclusive

I'm proud to be working in partnership with the Howard Group, who have appointed me on an exclusive basis. They have an exciting opportunity for a Head of Property Manager, which is a brand new, key and pivotal role where you will be part of the management team.
The Howard Group was founded in 1935 and is a family owned property and private equity investment business. Today, the Group operates from headquarters in Cambridge and is recognised as one of the leading property groups in the East of England. They are extremely passionate and proud of the services they deliver to their customers.
The Property team manage and develop both their existing portfolio and acquisitions and the business holds a substantial investment portfolio, predominantly comprising of commercial properties. Development is a key focus for the Group, where they're currently working on multiple projects.
To oversee the Property Management function of the Howard Group and to ensure the smooth transition of the function in-house from an outsourced approach the Head of Property Manager, will ensure a professional service to their member companies across the portfolio, which will help promote and build the Group's profile and reputation.
You will deliver effective day to day management of the property portfolio in line with asset business plans which will include the following:

  • Taking full responsibility for day-to-day management of the portfolio (commercial and residential), which includes managing key stakeholders (suppliers, contractors, professional advisors, insurers etc), resolving enquiries and exercising discretion or escalating as required.
  • Responsibility for setting service charge budgets each year in line with asset plans.
  • Responsible for managing expenditure to budgets throughout the year and overseeing service charge reconciliations, audits and recharge/refund of any overspends / underspends in a timely manner.
  • Preparation and submission of year-end service charge information to occupiers, Including audited/reconciled service charge accounts within 3 months of each year's end.
  • Reviewing relevant lease clauses to ensure the Group (and occupiers) comply with their respective obligations.
  • Managing periodic inspections to ensure occupier compliance with lease requirements.
  • Working closely with a finance team to ensure timely and accurate billing and arrears collection.
  • Oversee the function of Facilities Management across the business to ensure a high level of customer service and response.
  • Procure and oversee works required under planned preventative maintenance plans across the portfolio.
  • Procure and oversee small capital works required on time and budget, including tenants' alterations and wayleave applications.
  • Provide support in the onboarding of new assets / investments into the portfolio as well as asset sales.
  • Oversee administration of RiskWise and the monitoring and reporting of statutory and H&S compliance as required.
  • Sustainability:
  • Supporting the Portfolio Director setting and delivering performance targets for the business to improve environmental sustainability across the portfolio.
  • Play an active role in transforming Howard Group Real Estate portfolio to achieve carbon reduction targets working alongside other internal and external partners.
  • Essential and desirable skills:

  • MRICS qualified (but not essential)
  • Strong industry networks.
  • Line management experience managing multidisciplinary teams.
  • Experience of managing complex budgets with accountability for production and management.
  • Commercial property management and property management systems experience.
  • Knowledge of H&S regulations in relation to commercial property management.
  • Strong interpersonal and communication skills.
  • Self-starter with a very strong attention to detail.
  • An ability to work with a high degree of flexibility and personal responsibility.
  • A high degree of curiosity and willingness to learn in what is a fast changing legislative and commercial environment.
  • IT digital skills, including core MS Office and property management & finance systems, Riskwise or similar package.
