Job description

Senior Layout Designer required to join a premium House Builder based at their modern headquarters in Doncaster.

Our client are an established premium Home Builder with exciting growth plans owing to multiple new sites across the Yorkshire and Midlands regions, buying and living in one of clients homes is something unique for their customers.

The Senior Layout Designer will be part of our clients Pre-Development Team, which includes Land, Planning, Design, Feasibility Engineering and Estimating. Working together, they deliver the preparation and pre-construction elements of our developments.

You'll use your experience, knowledge and expertise to support more junior team members & coordinate external consultants in the preparation of land bids and planning applications, developing scheme layouts and supplemental drawings to enable accurate costing and submission of planning applications. You'll be instrumental in making sure they secure planning permission, by working with relevant stakeholders and responding to consultee comments.

Together with the rest of the team, you'll make sure that all associated technical information is used to create outstanding streetscapes, homes and scheme layouts designed with site constraints, planning design codes and company plotting guidance in mind. From pre commencement to delivery, you'll be the go-to team member, supporting your team to prepare and present detailed plans at every stage, including post-land bid, prestart and technical handover.

Responsibilities for the Senior Layout Designer

• Attend meetings with the Pre-Development Team and the wider business.
• Coordinate meetings with internal stakeholders at key scheme milestones to ensure company wide review of planned developments and adherence to deadlines.
• Appoint and manage external consultants where needed to prepare architectural work.
• Attend external meetings with stakeholders such as councils and planning committees.
• Prepare and co-ordinate land bid site layouts based on a masterplan using either hand drawn, AutoCAD or Revit.
• Prepare and co-ordinate the preparation of architectural drawings and models to support a land bid and planning application.
• Attend site visits to carry out analysis work for a potential project or reflected practice.
• Make continuous improvements to each project throughout the planning process.
• Co-ordinate design/layout reviews to maximise viability of schemes and allow Operational Team sign off.
• Understand regulation changes and review impacts on house types.
• Communicate with Sales and Marketing and the Visualisation Team to ensure consistency.
• Ensure the quality of architectural information provided both internally and externally is of the highest standards.

Skills and experience for the Senior Layout Designer

• Degree in Architetcure studies with previous experience within the House Building Indsutry
• Experience in Residential Development sector
• Experience of planning and securing planning on residential developments.
• Understanding of industry technical standards and statutory requirements.
• Proactive 'can do' attitude.
• Ability to manage self and junior members of the team, work under pressure, and to meet deadlines.
• Personable, confident and with a strong sense of team spirit.
• Passion for architecture, urban design and placemaking.
• Excellent written and spoken English.
• Desire to learn and develop as part of a team and support others to do the same.

Your salary reviewed each year starting at between 50,000 - 55,000 plus 6300 annual car allowance plus the following benefits
