Job description

The Senior Facilities Technician, under direct supervision, is responsible for maintaining, monitoring, and performing preventive maintenance and continuous operation of all building systems. This position monitors operation, adjusts, and maintains mechanical, electrical, and plumbing equipment. This position records readings and adjusts where necessary to ensure proper operations of equipment. This position requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action, as required. Job Responsibilities Conducts periodic systems maintenance inspections and provides for the completion of preventative and corrective actions for laboratory MEP systems and other building equipment Oversee maintenance and repair of the facility; including performing routine maintenance duties such as shelving / cabinetry installation; furniture moves, drywall patching / painting, and minor office modifications. Coordinate internal staff moves within the assigned locations. Operate and maintain critical equipment including plumbing, HVAC, security, lighting, electrical and cabling to efficiently service the needs and growth of the organization. Develops, implements, and reviews equipment and maintenance logs. Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintain a clean and safe work environment. Interface with Property Management Company's Building Engineer to ensure all work that is done by the building owner is completed satisfactorily. Coordinate with contractors for scheduling work; i.e. schedule preventative maintenance and coordinate contractors for response to emergency repair of equipment. Responsible for overseeing the activities of contractors working within the building either as a representative of the building itself or tenants operating within the buildings. Oversee contractors, vendors and small construction projects. Ensure proper invoicing of maintenance, and repair-related vendors and verify proper completion of the work with proper documentation. Assist with safety inspections and, along with Facilities Department, see that all facility safety issues are corrected. May be required to test facilities safety apparatuses such as fire extinguishers, emergency lighting, safety shower / eyewashes- and update safety logs monthly. Performs minor repairs to office space including repairs to plumbing and carpentry. Relies on experience and judgment to plan and accomplish goals. Assists as needed to perform other related duties and special projects as required. Required Qualifications High School Diploma or GED and equivalent four to seven years work experience required 3-5 years of experience in coordinating services related to building operation and maintenance 3-5 years of experience in supervising contractors and vendors 3 years of experience with executing minor repairs such as carpentry and plumbing Proficient knowledge of Microsoft Office Suite, specifically Word, Excel, Outlook, and general working knowledge of Internet for business use. Conditions of Employment: Individuals must successfully complete pre-employment process, which includes criminal background check, drug screening, and reference verification. Preferred Qualifications Maintenance experience within a hospital or regulated pharmaceutical environment is a plus.
