JOB SUMMARY: We are seeking a highly experienced and driven Senior Superintendent to lead the on-site construction efforts for major multifamily projects valued at $100 million or more. The ideal candidate will have a proven track record in managing large-scale, multifamily residential developments, ensuring that projects are completed safely, on time, within budget, and to the highest quality standards. The Senior Superintendent will coordinate with project managers, subcontractors, and other key stakeholders to ensure the successful delivery of complex multifamily housing projects.
KEY RESPONSIBILITIES:
PROJECT LEADERSHIP AND OVERSIGHT:
Manage and supervise all on-site construction activities for large-scale multifamily projects valued at $100 million or more.
Lead daily operations and ensure all construction phases adhere to project plans, specifications, and schedules.
Oversee site logistics, including material deliveries, workforce management, and subcontractor coordination to ensure efficient workflow.
TEAM LEADERSHIP AND COORDINATION:
Lead, mentor, and manage on-site teams, including assistant superintendents, foremen, and other site staff.
Foster a collaborative and productive work environment, promoting teamwork and high standards of workmanship.
Provide clear direction to all on-site teams and subcontractors, ensuring alignment with project objectives and timelines.
SAFETY MANAGEMENT:
Ensure compliance with all safety protocols, enforcing OSHA and other local, state, and federal safety regulations.
Conduct regular safety meetings, training, and site inspections to promote a culture of safety on the job site.
Investigate and report any safety incidents, ensuring appropriate corrective actions are implemented.
DOCUMENTATION AND REPORTING:
Maintain detailed project documentation, including daily logs, progress reports, and inspection records.
Report project status, milestones, issues, and progress to the project management team and senior leadership.
Assist in the preparation of project closeout documents, punch lists, and as-built drawings.
SCHEDULING AND COORDINATION:
Develop, monitor, and maintain project schedules, ensuring alignment of all trades and timely completion of key milestones.
Coordinate with subcontractors and suppliers to ensure materials and labor are available and tasks are executed on time.
Identify and mitigate any potential delays or bottlenecks, adjusting schedules as necessary to meet project deadlines.
QUALIFICATIONS:
Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred; equivalent experience will be considered.
Minimum of 10+years of experience as a superintendent, with at least 5+years overseeing major multifamily projects valued at $100 million or more.
Extensive knowledge of multifamily construction processes, methods, and best practices.
Strong understanding of construction safety regulations, quality control standards, and project management principles.
Proven leadership and team management skills in complex, high-value residential projects.
Excellent communication, negotiation, and interpersonal skills.
Proficiency in construction management software (e.g., Procore, Buildertrend, PlanGrid).
Ability to read and interpret construction plans and specifications.
Strong problem-solving and decision-making abilities.
Familiarity with local building codes and regulations for large-scale multifamily projects.
