Job description
Job Summary: We are seeking a dedicated Commissioning Project Manager with expertise in LEED certification to oversee and manage all aspects of commissioning projects. This role involves engagement from initial project kickoff through design reviews, safety support, vendor coordination, testing, and final turnover to the client.
Key Responsibilities:
Project Management: Lead and manage multiple commissioning projects simultaneously, ensuring adherence to timelines and budgets.
Commissioning Process Oversight: Directly execute and manage the commissioning (Cx) process as a third-party commissioning agent (CxA).
Regulatory Knowledge: Utilize comprehensive knowledge of regulations, local building codes, sustainability requirements, and industry guidelines related to commissioning.
Design Review: Conduct thorough reviews of Owner's Project Requirements (OPR), Basis of Design (BOD), drawings, and specifications.
Documentation Review: Evaluate submittals, Requests for Information (RFIs), and shop drawings.
Commissioning Plans: Develop comprehensive commissioning plans tailored to each project, including Pre-Functional Checklists (PFC), Functional Performance Tests (FPT), and Integrated Systems Tests (IST).
Monitoring-Based Commissioning: Implement and oversee Monitoring-Based Commissioning (MBCx) practices.
Onsite Execution: Witness and oversee onsite execution of testing protocols and facilitate commissioning meetings, capturing and distributing minutes to project teams.
Issue Resolution: Document commissioning issues and manage their timely resolution.
Reporting: Develop detailed commissioning reports and create operational and maintenance (O&M) manuals.
Current Facilities Requirements (CFR): Prepare Current Facilities Requirements to guide project execution.
Technical Expertise: Maintain technical knowledge of mechanical (HVAC), electrical, process systems, controls and automation, and building automation systems (BAS/BMS).
Retro-Commissioning and Energy Auditing: Conduct retro-commissioning (RCx) and energy audits of existing buildings.
Problem-Solving: Identify and resolve complex issues related to processes, materials, and systems while facilitating decision-making among team members.
Team Coordination: Strategically coordinate MEPF project team members and systems for optimal project outcomes.
Requirements
Qualifications:
Minimum 5 years of related life sciences industry and/or commissioning experience required
Bachelor's degree in a related discipline and progressive professional years' experience or equivalent combination of education and experience
Thorough knowledge of the design, construction, and commissioning processes Awareness of state and local energy codes and LEED Cx requirements
GMP systems experience Strong knowledge of MEP system startup and commissioning, including HVAC, BMS and Controls
A successful candidate has past experience in performing functional testing and building inspections for a wide array of building systems to include but not be limited to Air Handling Units, Chilled Water Systems, Hot Water Systems, Steam Systems, Power Distribution, Plumbing, and Emergency Systems
Project management and project reporting
Knowledgeable of building HVAC, Plumbing, and Power systems
Performance of energy audits (ASHRAE Level I, II, and III)
An understanding of and experience with a variety of HVAC systems
Familiarity with ASHRAE standards
Familiarity with ICC Building, Mechanical and Green Energy Codes
Excellent report writing skills, computer and internet skills
Excellent communication and management skills
