Project Manager, Commercial Construction, Colorado Springs, CO

We are a Small to Medium Sized Commercial Construction Company working on projects ranging from $500.00 to $8 Million. Our project scope extends into various construction sectors, including industrial, medical, office, government, education, retail, and restaurant. Ninety percent of our projects are in El Paso County with the other 10 percent being in Teller, Douglas, Pueblo, Huerfano, Las Animas, Crowley, and Ordway Counties.

We are currently seeking a highly experienced Project Manager who lives in the area. Who is proficient in accurately estimating project timelines and costs. Proficient in all commercial construction contracts. You must possess excellent communication and interpersonal skills to help you maintain long-term relationships with our valued customers. We are looking for someone who is dedicated to their job and intends to work with us until they retire. We need a team player who can work collaboratively with the rest of our team members and is willing to go the extra mile to ensure project success.

Responsibilities:

Coordinate and manage all phases of construction projects, including planning, scheduling, budgeting, and execution.

Develop project scopes, objectives, and budgets in collaboration with clients, architects, engineers, and other stakeholders.

Bid projects to include: job site visitation; estimating using company designed excel spreadsheets; decide what subcontractors will be needed and send out invitations to bid; read and compare bid scopes from subcontractors to ensure scope of work matches plan documents and provides the best value/ price is included in the bid; do take-offs when the work requires in-house self-performed work with a breakdown of labor, materials and equipment (both owned and rented); present proposals to Clients showing detailed scopes and price analysis.

Negotiate contracts and agreements with clients, architects, engineers, subcontractors, and vendors.

Work with the Regional Building Department to include submission of project documents for permit purposes; obtain and purchase building permits; assemble and submit spliced drawings that come from change orders and ASI's.

Assemble detailed Schedules using Microsoft Project to create Gantt Charts showing all trade tasks with their timelines and resources as needed to show a critical path to completion. Maintain and adjust the schedule and critical path as the project progresses to ensure all parties are aware of and comply with the schedule if changes occur.

Work with the superintendent to ensure adequate supervision with direct on-site construction teams, subcontractors, and suppliers ensuring adherence to project plans, specifications, and safety regulations.

Facilitate project meetings including kick-off meetings, weekly progress meetings, progress reviews, and post-project evaluations. Weekly meetings include updating the notes for delivery to all concerned parties, managing the submittals, RFI's, Change Orders, and schedule updates.

Work with the Safety Director to ensure a safe job site and comply with OSHA regulations and all Client safety protocols.

Desired Experience & Qualifications

Must have a valid driver's license, good driving record, and own a reliable vehicle with acceptable insurance.

Bachelor's degree in construction management or equivalent combination of related education and experience.

At least 10 years of Construction Project Management experience.

Ability to read and interpret blueprints, plans, drawings, and specifications.

Building Code Knowledge, and experience with the Health Department and various City Departments.

Good oral and written communication skills, and ability to communicate, interact and work effectively and cooperatively with others.

Problem-solving abilities, including mathematical abilities to calculate figures and apply concepts of basic algebra and geometry.

Ability to recognize the importance of safety in the workplace, follow safety rules, practice safe work habits, utilize appropriate safety equipment, and report unsafe conditions to the appropriate administrator. OSHA 10 certification or ability to be certified within the first six months of employment.

Knowledge MS Excel, MS Project, Bluebeam, MS Word, Outlook and OneDrive. Willingness to learn the basics of accounting systems to ensure timely and accurate billings.

Commercial Project Management Experience with Ground-Up, Additions, Remodels, and Tenant Improvement projects.
