In order to draft a blueprint for fulfilling such a vision and oversee its creation, the Walt Disney Company founded The Celebration Company. This is a beautiful masterplan community situated in northwest Osceola County, Florida.
The homes and condominiums are a cross-pollination of Classical, Colonial, French, Coastal, Mediterranean, and Victorian exteriors with modern floor plans. Most homes have a welcoming front porch and access to rear garages via a service alley.
Residential offerings include single family terrace, bungalow, garden, cottage, village, manor and estate homes along with townhomes and condominiums.
Residents enjoy large recreational areas with multiple amenities, a Community Center, over 40 neighborhood parks and more than 26 miles of walking trails.
Commercial areas include Downtown Celebration, Shoppes at Celebration Place and Water Tower Shoppes with multiple restaurants and shops. Within the Community's boundaries residents benefit from schools (Celebration K-8, Celebration High School, Foreign Language Immersion School), Osceola County Fire Station, office complexes, a boutique hotel, gas stations, churches and AdventHealth Hospital and Fitness Centre.
Celebration has approximately 10,000 residents and 4,300 homes and condos.
Responsibilities:
DUTIES AND RESPONSIBILITIES
Under limited supervision and reporting directly to the Community Manager, oversee, supervise and manage daily operational aspects of the community association, including but not limited to the following:
Essential Duties and Responsibilities
Preparation of Scope of Repair and/or Scope of Work
Send out prepared cope in a usable Request for Proposal (RFP) format
Respond to Request for Information (RFIs) from bidding contractors in a timely manner
High-level oversight of all projects occurring on property
Management of contracted services - landscape, irrigation, pool refurbishment, pool cleaning, pest control, electrical, plumbing, painting, security monitoring, fire suppression monitoring, janitorial, pressure cleaning, roofing, building construction, HVAC, lighting, sports courts, sports facilities, concrete, masonry, access control, security surveillance, asphalt maintenance, specialty lighting, fencing and site furnishings
Manage on-site maintenance personnel
Maintain Standard Operation Procedures and Maintenance Manuals
Ensure highest quality of service at competitive prices
Identify outsource opportunities for cost savings without reduction of quality
Risk management assessment and mitigation
Support the Board of Directors Goals and Strategic Plans
Develop training programs for maintenance personnel
Collaborate with representatives of the local municipalities & CDD's
Collaborate with various entities such as new home construction managers, and project managers
Manage repair and maintenance of vehicles (Trucks and NEV's)
Monitor utility billing for fluctuations that would indicate a facility issue
Collaborate with other Department Heads on projects and solutions to issues
Interact with homeowners and residents
Provide on-call response to after-hours emergencies
Emergency Response planning and implementation
Emergency Management: on site direction of pre-event, event and post-event operations. (Direction of maintenance staff and contractors for event preparation and clean-up)
Asset management, inventory control
Develop annual budget, manage and adjust department budgets
Invoice review, coding, approval and process for payment
Provide leadership and solution-based communications through daily interaction with management, staff, owners, residents and visitors
Management of all parks and facilities including but not limited to commercial swimming pools operations, playground safety and inspections and site amenities.
Develop and implement a preventive maintenance program.
Monitoring activities of on-site security cameras and access control systems and provide recommendations for change and/or improvements
Recruit, train, mentor and recommend termination of employees as necessary.
Prepare special studies, projects or reports as directed by the Community Manager and Executive Director
Assist Community Manager and Executive Director, as needed with other issues throughout the community
Qualifications:
REQUIRED SKILLS & ATTRIBUTES
Ability to analyze and interpret the needs of all aspects of facility and general maintenance and offer appropriate solutions
Wide range of construction industry knowledge and experience
In depth landscape knowledge
Knowledge of HVAC Systems
Electrical knowledge
Knowledge of community association management principles, procedures and standards
Knowledge of contracting process and associated regulations
Ability to communicate effectively, both orally and in writing
Strong interpersonal and communications skills and the ability to work effectively with a wide range of stakeholders in a diverse community
Skill in organizing resources and establishing priorities
Ability to use computers, including Microsoft Excel, PowerPoint, Word, etc
Exhibit professionalism and professional demeanor at all times
Preferred certifications or ability to obtain
Certified Playground Safety Inspector - NRPA
Certified Pool Operator
Rain Bird Maxicom & Irrigation Centralized Control Certifications
Bilingual (Fluent in English & Spanish)
Pay & Benefits Summary:
$115,000/Yr - $130,000/Yr, depending on education & experience
