Lantower Luxury Living is currently hiring for Maintenance Supervisor to lead the maintenance and facilities management at a Class A apartment community. This is a terrific opportunity for someone who enjoys being hands-on and helping customers.

Responsibilities:
Diagnose and perform all maintenance and repairs in a timely and professional manner, including plumbing, HVAC, electrical, appliance installation and carpentry.
Correctly document work performed on a service request and ensure all service requests are completed in a timely manner.
Inspect vacated apartments and perform duties to restore apartments to "make-ready" status.
Re-inspect vacant apartments after make-ready has been completed to determine quality of work performed.
Ensure adequate number of make ready units are available and that the products are up to Lantower Luxury Living standards.
Adhere to the Lantower Luxury Living's Standard Operating Procedures.
Display a friendly and courteous attitude towards residents and other employees.
Complete or oversee the completion of preventative maintenance.
Complete special projects as may be assigned and prioritized by the Property Manager, Regional Supervisor, or Facilities Coordinator.
Inspect the exterior of the property. Perform building and common area upkeep daily.
Order parts and supplies and maintain inventory, utilizing inventory system.
Coordinate delivery and work scheduled with vendors, contractors, and Property Manager.
Obtain bids and negotiate prices with vendors and contractors.
Maintain proper equipment, and equipment inventory to ensure warranty compliance.
Coordinate preparations for lender inspections.
Perform effective emergency maintenance (after-hours) as required.
Monitor the property for snow removal, lawn care and ice removal.
Comply with company safety standards, OSHA and Fair Housing regulations
Participate in company training classes and meetings as required.
Qualifications:
High school diploma or GED is required.
3-4+ years of related maintenance experience and/or training.
HVAC certification is required.
Excellent customer service skills with the ability to work well with others.
Must be knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.

Takes pride in their work and does their job to the best of their ability.
Must be able to bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas and be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and up to one hundred (100) pounds with assistance for installation and removal of appliances.
