What you will do:
Under general supervision, you will be responsible for the successful execution of assigned projects with a focus on profitability. Collaborate with Owner and contractor sales managers and branch installation management teams to provide early sales support, including strategy input, vendor selection, scope enhancements, value engineering, and risk assessments. You will ensure projects are executed accurately, on time, within budget and scope, and maintain positive cash flow while actively pursuing change orders. Ensure compliance with all legal requirements and uphold the highest ethical standards. You will adhere to and enforce safety standards and implement consistent project management processes. Balance customer satisfaction with project financial results.
How will you do it:
- Act as the primary on-site leader for project execution teams. Develop and manage project schedules to ensure adherence to timelines.
- Evaluate contractual scope of work and adjustments from client directives or scheduling changes.
- Actively seek out additional work through change orders.
- Prepare cost estimates, proposals, negotiate settlement prices, and ensure customer acceptance.
- Manage project costs, billing, and collections, ensuring timely project billing while achieving profitability and cash flow objectives.
- Review and interpret contract Terms and Conditions.
- Analyze financial reports and schedules to proactively minimize potential issues.
- Communicate project progress, issues, and financial updates to management as required.
- Utilize Microsoft Project to monitor job progress and identify risks.
- Manage project risks and develop recovery plans as needed while resolving disputes with minimal escalation.
- Negotiate, prepare, and issue subcontract agreements.
- Ensure project documentation meets contractual and Johnson Controls standards.
- Oversee project construction, ensuring compliance with specifications and local codes.
- Manage procurement timelines and delivery schedules for project materials.
- Build and maintain strong relationships with customers, consultants, and contractors, attending job progress meetings, as necessary.
- Coordinate resource allocation with various management teams to meet project goals.
- Ensure field team engineering and commissioning work adheres to industry standards and escalates product issues as needed.
- Assist Area Management and sales teams in project development efforts and coordinate customer training as required.
What we look for:
Required
- Associate's degree with equivalent work experience and a minimum of five years in project management within building construction, civil, mechanical engineering, or architecture.
- Experience in Mechanical Retrofits, HVAC controls, Building Automation Systems (BAS), Fire management, and Security management systems is preferred.
- Expectation to obtain PMI/PMP certification within two years of employment.
- Strong verbal and written communication skills, with ability to convey technical information to non-technical audiences.
- Willingness to travel as needed for project assignments. Proficiency in project management software and financial accounting systems.
- Strong working knowledge of MS Office Suite (Excel, Word, PowerPoint, Project), Adobe Writer, and Visio.
Preferred
- Bachelor's degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management or Architecture with relevant experience and five years of project management experience in the Building Construction Industry preferred.
- Experience managing projects related to Mechanical Retrofits, HVAC controls, BAS management, Fire management, and Security management systems is desired.
