Job description

Responsible for the day-to-day operations, leasing, resident relations, and outreach marketing of the property.


Key Responsibilities:


Leadership:

  • Maintain community harmony and enforce property rules.
  • Address maintenance requests and report issues to the Regional Manager.
General Office:
  • Manage communications and office tasks.
  • Oversee contractors and vendors.
  • Facilitate resident meetings and handle petty cash.
Social Programming:
  • Organize and implement social activities and events.
  • Participate in community service organizations.
Housekeeping and Maintenance:
  • Perform light housekeeping and ensure vacant apartments are show-ready.
  • Assist with minor plumbing and heating system issues.
Leasing and Marketing:
  • Follow marketing plans to achieve 100% occupancy.
  • Conduct tours, application interviews, and lease signings.
  • Perform outreach marketing and maintain prospect records.
Compliance:
  • Conduct annual recertification interviews and complete necessary paperwork.
  • Ensure compliance with company policies and regulations.
Other Duties:
  • Perform additional tasks as assigned.

Supervision:

  • Receive guidance weekly and as needed.
  • Informally direct sub-contractors and service technicians.


Education and Experience:

  • Bachelor's degree in construction management, Civil Engineering, or a related field, preferred.
  • Minimum of 5 years of experience in project management within multi-family the construction industry with an emphasis on multi-building projects ranging in size from $10MM - $60MM.
  • Proven ability to manage multiple projects simultaneously while maintaining attention to detail and quality.
  • Strong knowledge of construction processes, materials, and legal requirements.
  • Excellent leadership, communication, and organizational skills.
  • Proven abilities of critical thinking, attention to detail, and highest quality standards.
  • Proficiency in project management software and tools.
  • Ability to work under pressure and meet tight deadlines.
  • Valid driver's license and ability to travel to project sites as needed.

Physical Demands and Work Environment:

  • Regularly required to sit, stand, bend, twist, lift, and reach.
  • Operate a computer keyboard, office equipment, and telephone.
  • Frequently move about and reach for items.
  • Occasionally lift/move up to 50 pounds and climb ladders.
