Assistant Project Manager Job Description -Warren NJ

A fast-growing national real estate investment and development firms in the country, is seeking an experienced and highly motivated Assistant Project Manager for its industrial and outside storage focused business. Ideal for the professional with 3 years of experience in construction who is looking for growth opportunities within a lean and dynamic firm that is passionate quality, integrity, and driving value creation. The person who fills this important position will report to and work directly with our senior project managers and participate in all phases of the construction process.

As an Assistant Project Manager in the real estate sector, you will play a pivotal role in supporting the successful execution of real estate development projects. Working closely with project managers, architects, engineers, contractors, and other stakeholders, you will assist in coordinating various aspects of the project from inception to completion. Your responsibilities will include assisting with project planning, budgeting, scheduling, procurement, quality control, and stakeholder communication to ensure projects are delivered on time, within budget, and to the highest quality standards.

Key Responsibilities


  • Project Planning and Coordination

    • Work daily on projects through all phases of design and construction, from due diligence, planning, estimating, design, construction, and close out/construction administration.
    • Perform upfront research as necessary and participate in site visits and walkthroughs to assess site viability.
    • Collaborate to define project scope, goals, and deliverables.
    • Monitor project progress and identify potential risks or deviations from the plan.

  • Budgeting and Cost Control

    • Support in preparing project budgets and cost estimates.
    • Track project expenses and expenditures against approved budgets.
    • Coordinate project activities and resources to ensure timely completion of milestones.
    • Assist in identifying cost-saving opportunities and optimizing project spending.
    • Work closely with finance teams to ensure accurate financial reporting and forecasting.

  • Procurement and Contract Management

    • Assist with research, sourcing products or resources for projects as needed.
    • Assist in the procurement process by obtaining bids, proposals, and quotes from vendors and subcontractors.
    • Coordinate the review and negotiation of contracts and agreements.
    • Monitor vendor performance and adherence to contract terms.
    • Ensure timely delivery of materials and services to support project timelines.

  • Quality Assurance and Compliance

    • Assist in implementing quality control measures to ensure compliance with building codes, regulations, and industry standards.
    • Conduct site inspections to verify workmanship and adherence to specifications.
    • Address any quality issues or deficiencies promptly and effectively.
    • Maintain documentation of inspections, approvals, and permits.

  • Stakeholder Communication

    • Serve as a primary point of contact for project-related inquiries from stakeholders.
    • Facilitate regular project meetings to communicate progress, issues, and action plans.
    • Prepare status reports, presentations, and other project documentation for internal and external stakeholders.
    • Foster positive relationships with clients, consultants, contractors, and regulatory agencies.
    • Assist with communication with national tenant relationships on projects.

      Professional Experience/Qualifications


  • Bachelor's degree in Construction Management, Engineering, or related field.
  • 3 years of experience in construction with a focus on industrial and/or real estate industry.
  • Strong organizational skills with attention to detail and the ability to multitask.
  • Proficiency in reading all construction documents effectively.
  • Proficiency in project management software and Microsoft Office Suite.
  • Knowledge of building codes, regulations, and construction processes.
  • Ability to work effectively in a fast-paced, dynamic environment.
  • Knowledge and understanding and experience with the entitlement process a positive.
  • Outstanding work ethic and a true team player who has a collaborative, and flexible nature.
  • Capable of handling multiple projects in various phases simultaneously in a very fast-paced environment.
  • High energy, proactive individual with an entrepreneurial mindset.
  • Excellent written and verbal communication skills.
  • Exceptional accuracy and attention to detail.
  • Travel Estimate 25%
