The Area Facilities Operations Specialist shall assist the Project Manager & Customer with the execution and implementation of a multi-faceted, comprehensive, operations & maintenance program to ensure the buildings and grounds are properly monitored and maintained to meet the functional, appearance, safety, security, and environmental standards. Support Project Manager with submission of accurate & timely contractual deliverables. Assist Project Manager & customer in implementing corrective actions, repair, and maintenance. Assist the Project Manager & customer in tracking project status, performing inspections, providing documentation, and verifying completion of projects or work orders. Identify, document, and report all physical building deficiencies, followed by a recommendation for repair. Create/update project schedules. Assist with weekly facility inspections and checklists. May perform assessments to identify, document and recommend additional facility maintenance requirements. Monitor physical and functional condition of building systems. Initiation of Work Order requests and criteria/objectives for maintenance and repair, input into Maximo/Work Order System. Planning, coordination and quality assurance requirements and specifications for service contract support of facility repairs. Coordinate and participate in occupational health and safety inspections. Maintain environmental compliance. Documentation, checklists, schedules, and reports. Identifies and resolves problems in a timely manner; Gathers and analyzes information skillfully; Develops alternative solutions; Works well in group problem-solving situations; Uses reason even when dealing with emotional topics. Other duties as assigned. Skills & Requirements Required Experience/Skills: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Detailed knowledge of building electrical, mechanical, plumbing, fire protection, interiors, and roofing systems. Experience conducting building inspections/facility condition assessments. Ability to work independently, efficiently, and prioritize effectively in order meet project deliverables and deadlines. Familiarity with standard CMMS systems, estimating tools, and Microsoft Suite. Must always be able to communicate effectively and in a professional manner. The employee will normally work in a temperature-controlled office environment, with frequent exposure to electronic office equipment. During visits to areas of operations, may be exposed to extreme cold or hot weather conditions. Is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and loud noise. Required Education: Bachelor's degree (B. A.) from an accredited college or university and a minimum three (3) years of experience; Five (5) plus years of related experience and/or training or equivalent combination of education and experience. Ability to successfully pass government background investigation/clearance. Valid Driver's License.
