Physical Effort The incumbent may work from ladders, scaffolding and in hard to reach spaces. Duties require the employee to stand, stoop, bend, kneel, climb, and work in tiring and uncomfortable positions. The incumbent may be exposed to bruises, burns, electrical shock, and other injuries in performing repairs and inspections. Some work may be sedentary. Ability to lift and carry approximately fifty (50) pounds. Working Conditions Incumbent will be required to work in inclement weather such as extreme heat, drought, rain, snow, wind etc. Inside work is normally in a building that is adequately heated or cooled, well lit, and ventilated, however, some buildings may not have these amenities. Proper clothing and equipment should be used to mitigate exposure to the elements. Will be exposed to chemicals, fumes, lead dust, propane, gunpowder, solvents, cleaners, and high levels of noise. Incumbent takes required precautions to minimize exposure. Handles HAZMAT materials and uses Personal Protective Equipment (PPE) as necessary. The incumbent may be required to work shifts, to include weekends, and/or holidays, performing a variety of specialized duties associated with day-to-day operations. May be called upon to respond to a maintenance emergency at any time. Major Duties: Provides guidance to subordinates and management. Perform a variety of general labor duties including but not limited to using the full range of carpentry skills and techniques to construct, install, repair, and modify wood structures, upkeep the complex's buildings, grounds, and related structures, fixtures and utilities, and perform seasonal grounds maintenance to ensure roadways, parking lots, and sidewalks are accessible to employees, visitors, and delivery services. Maintains and repairs electrical fixtures with guidance from the building management. Performs a variety of duties associated with the maintenance and repair of plumbing systems with guidance from building management. Paints interior and exterior buildings, using brush, roller or sprayer methods. Selects paints, mixes paint and thinner for proper consistency and color. Builds and sets forms, mixes, pours, spreads, and levels concrete to create sidewalks, steps, walls, and curbs and/or lays brick or concrete block to repair walls and partitions. All applicants will be rated on the following Competencies: Communication General Construction/Repair Initiative Organizing and Planning Problem Solving/Judgment Specialized Experience (SE): WG 11: Applicant must possess experience in three (3) or more of the following trades at the highest level; Masonry, Woodcrafter, Carpentry, Painter, Cement Finisher, Locksmith, and other related trades associated with the following: Installed, maintained, and repaired electrical wiring and systems with proper and verified training with certification. Read, interpreted, and applied a variety of plans, specifications, blueprints, diagrams, and instructions to complete maintenance projects from initial layout to final assembly and installation. Repaired, serviced, installed, and maintained a variety of air conditioning, refrigeration, heat pumps, and other climate control equipment systems with proper and verified training with certification. Maintained records, work orders, and prepared reports as a maintenance worker related to trades. Education Education may not be substituted for work experience.
