The Director of Residential Maintenance will oversee physical, mechanical, operational, and financial success of scattered site apartment communities within Pennsylvania. Desired candidate should be located in a commutable distance to Central Pennsylvania, as this is not a remote position.

Hours: Monday through Friday, 8:00 am - 5:00 pm, with some flexibility after 90 days.

Roles and Responsibilities:


Policy Development:

  • Development of written policy for maintenance related tasks.
  • Review, revise and develop ongoing sustainability and preventative maintenance programs for various asset types.
  • Provide guidance and perspective to other members of leadership on current policies.
  • Establish best practices to ensure operational efficiencies.


Inspections (Residential):

  • Random check of work requests on a weekly basis to ensure maintaining PMI standards.
  • Random check of make ready boards through Yardi or availability sheets on a weekly basis to ensure maintaining PMI standards.
  • Quarterly inspections with senior managers.
  • Report unusual or extraordinary circumstances, safety concern/issues regarding the property(ies) to the Senior Vice President Residential.


Maintenance Management and Assistance (Residential):

  • Participate in and track on-going property preventative maintenance plans.
  • Complete required tasks in a timely manner.
  • Constant awareness of energy saving opportunities and projects and applicable rebates.


Training (Residential):

  • Provide orientation goals for all new residential maintenance technicians by reviewing standard operating procedures, maintenance items in Yardi, time tracking for payroll, maintenance, and inspection log procedures.
  • Recommends and promotes training for team members this includes training through outside vendors such as HD Supply, Wilmar, and Apt Associations where applicable.
  • Ensure OSHA (Occupational Safety and Health Act) standards are always met.
  • Lead Safety Committee meetings and is a member of the company's safety committee.
  • Meet with property teams and leadership to work through areas of deficiencies.
  • Constant reminders of maintaining a safe work environment.
  • Works with senior and on-site management to develop regional teams focusing on collaboration, communication and understanding among properties to ensure team members are familiar with other regional properties and creation a deep bench of interchangeable maintenance team members.


Project Management (Residential and Association):

  • Review properties with management to develop capital improvement plans.
  • Provide project recommendations.
  • Scope development for projects and assistance with bidding work.
  • Assist in managing capital improvement projects at a site level.
  • Assist team with sourcing vendors and bids.
  • Work within budgetary/authority guidelines when purchasing supplies or procuring vendors for services.


Other duties as may be periodically assigned by Senior Vice President Residential.



  • 10+ years' progressive experience leading residential facilities and maintenance operations in large, highly complex environments; oversight of geographically dispersed portfolio required.
  • Demonstrable business sophistication and financial aptitude necessary to lead corporate level operational functions while simultaneously developing long-term strategy.
  • Experience in federal and state inspections for affordable housing programs preferred.
  • Advanced knowledge of the structural, electrical, and mechanical systems and components of buildings; strongly prefer knowledge that spans different asset types and classes.
  • Ability to effectively troubleshoot and make recommendations regarding maintenance, mechanical and equipment issues and to provide elevated level of maintenance services to geographically disparate operating teams.
  • Analytical mindset with the ability to analyze and interpret data to make informed, data-driven decisions.
  • Proven history of building strategic relationships that are aligned on operational goals and focused on creating customer value.
  • Proven ability to develop, inspire, and lead high-performing and high-impact teams, including the ability to influence without hierarchical authority.
  • Must be independent, self-motivated and possess a positive attitude, operating well in a team environment that is focused on collaboration and accountability.
  • Moderate to heavy travel within Pennsylvania (50% - 75%+) is required.
  • Computer proficiency, including working knowledge of excel, and database applications; familiarity with Yardi property management software a plus.
  • Driver's license is required.
