Job description

The Commercial Construction Estimator is responsible for preparing accurate and detailed cost estimates for various commercial construction projects. The ideal candidate will have a strong background in estimating across a variety of sectors, including healthcare, senior living, education, retail, industrial, and hospitality.

Description

  • Estimating & Cost Analysis:

    • Prepare detailed cost estimates for projects in healthcare, senior living, education, retail, industrial, and hospitality sectors.
    • Analyze project documents, including plans, specifications, and contracts, to determine the scope of work and required materials.
    • Develop take-offs for labor, materials, equipment, and subcontractor services.
    • Ensure accuracy of estimates by conducting quantity surveys, pricing labor and materials, and researching current market conditions.
  • Bid Preparation & Submission:

    • Prepare and submit competitive bids and proposals for a variety of commercial construction projects.
    • Collaborate with subcontractors and suppliers to obtain pricing and ensure completeness of estimates.
    • Analyze bids from subcontractors and vendors to determine the best value and compliance with project requirements.
    • Ensure all estimates and bids are submitted by the established deadlines.
  • Collaboration with Project Teams:

    • Work closely with the project management and preconstruction teams to ensure that estimates align with the project's scope, budget, and schedule.
    • Participate in project handoff meetings to provide a clear understanding of the estimate and assumptions made during the bidding process.
    • Support value engineering efforts to help reduce project costs while maintaining quality and design intent.
  • Market Research & Industry Knowledge:

    • Maintain up-to-date knowledge of construction materials, methods, labor markets, and cost trends for various sectors.
    • Perform continuous analysis of project cost data and industry benchmarks.
    • Keep current on advancements in construction technology, materials, and estimating software.
  • Risk Assessment & Compliance:

    • Identify potential risks or discrepancies in the project plans and specifications that may impact project costs or timelines.
    • Ensure that all estimates comply with relevant local, state, and federal regulations, as well as safety and environmental standards.

Profile

  • 5-10 years of experience as an estimator in commercial construction, with significant experience in healthcare, senior living, education, retail, industrial, and hospitality projects.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
  • Proven ability to develop accurate cost estimates for a range of commercial projects.
  • Strong understanding of construction methods, building codes, and materials specific to each sector.
  • Proficiency in estimating software (e.g., Bluebeam, Timberline, or ProEst) and Microsoft Office Suite.
  • Excellent analytical, organizational, and time-management skills.
  • Strong communication and negotiation skills, with the ability to collaborate effectively with project teams and clients.


Preferred Qualifications:

  • Certified Professional Estimator (CPE) or other relevant certifications.
  • Experience working with Design-Build or GMP (Guaranteed Maximum Price) contracts.
  • Familiarity with LEED or sustainable construction practices.
