The Grounds Supervisor is responsible for managing the Grounds keeping staff in maintaining the physical integrity of the community, this involves ensuring a clean and comfortable living environment for residents, visitors and staff. The Grounds Supervisor will carry out assigned duties in a safe manner, and in addition to the duties described herein, will perform other duties as requested by the Facility Director and Community Director. The Grounds Supervisor must provide exceptional customer service while assessing and caring for the property.
Responsibilities:
1. Must be knowledgeable of pertinent laws and applicable regulations including, but not limited to EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
2. Must be aware of the condition throughout the property and immediately initiate action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes and broken/burned out exterior lights.
3. Supervises, directs, and evaluates the activities of the assigned staff. Process employees concerns and problems, directs work, counsel, disciplines and completes performance reviews. Supervises training of grounds personnel, interviews, and advise in the selection of new employees.
4. Develops budget and supervises expenditures in relation to grounds maintenance and upkeep.
5. Coordinates support for Recreation, Special Events, and other Departments.
6. Develops and monitors maintenance records for parks, playgrounds, residential neighborhoods and common areas.
7. Establishes goals, policies and procedures pertaining to the maintenance of parks and other MMS managed public areas.
8. Coordinates activities with other departments or outside contractors, as required.
9. Reviews current procedures and recommends changes to improve operational efficiency.
10. Coordinates grounds keepers schedules and equipment assignments.
11. Prepares regular activity reports on the condition of parks and other public areas as well as proposed or current ground maintenance projects.
12. Coordinate and oversees the work of contractors to ensure work is performed as specified in the contract.
13. Attend and participate in training seminars as requested. Must operate within OSHA (Occupational Safety and Health Act) standards and company safety policies and procedures at all times
14. Ensure effective, timely and professional interactions with residents, contractors and property management team on all ground maintenance services provided.
15. Must be knowledgeable of inventory levels of spare parts and supplies and inform Warehouse Supervisor of shortages.
16. Perform other duties as assigned.
Qualifications:
Required Experience:
1. Preferred 3 year experience or training in the following areas: Lawn and garden care, use of pesticides and knowledge of the theory, principles, practices and methods used in parks and grounds maintenance.
2. Proven knowledge and application of codes, laws, and regulations.
3. Must be able to pass background investigation and drug test screening.
Required Education/Training:
1. High School Diploma or GED
2. Valid Driver's License and acceptable driving record.
3. All specific certifications required by law.
4. Must successfully complete all required courses, classes, and training provided by MMS.
Required Skills and Abilities:
1. Must be able to work as part of a team, as well as complete assignments independently.
2. Must be able to work in a fast-paced and customer service-oriented environment.
3. Perform duties under pressure and meet deadlines in a timely manner.
4. Must be able to read and write legibly to complete required ground maintenance reports and requests, review manuals and operating instructions, read cautionary labels, and respond to written instruction from staff and residents.
5. Read and interpret technical drawings and diagrams.
6. Prioritize and manage daily workload to ensure successful completion.
7. Take instructions from supervisors.
8. Exercise problem-solving skills.
9. Interact with co-workers, supervisors, vendors, residents, guests, and the public in a professional and pleasant manner.
10. Any employee in this position must be knowledgeable and skilled in the safe use and maintenance of the tools required for the position.
Working Conditions:
1. Must be able to work 40 hours per week to include evenings, weekends and holidays if required for emergency, or scheduled shifts. Occasional overtime hours may be required.
2. Must be able to work indoors and outdoors in all conditions, often for extended periods.
3. Must be able and eligible to drive a company vehicle for completing resident service requests, picking up replacement parts and supplies from warehouses and vendors, and inspecting grounds.
Salary Range Information:
The range displayed on each job posting reflects the targeted base salary for the position. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.

Salary Range:
$29.00-$32.00 per hour
