JOB SUMMARY

The General Maintenance Technician (GMT), under the supervision of the Field Manager, is responsible for the proper installation, maintenance, and repair of equipment and systems. The GMT maintains and repairs household appliances and ensures electrical equipment meets applicable safety standards and building codes. The GMT, along with the Plumber, is responsible for the lockout/tag out program and the maintenance and operation of the wet pipe and dry pipe sprinkler systems.


ESSENTIAL JOB FUNCTIONS

  • Assists in repairs and troubleshooting of electrical distribution systems including circuit breakers, HVAC systems including cooling towers, closed loop systems, and compressors; develops specific corrective plans for malfunctioning systems
  • Assists in repairs and troubleshooting of plumbing systems, emergency generator systems, boilers, and supplementary heating systems; develops specific corrective plans for malfunctioning systems
  • Assist with the fire suppression system along with contractor for needed maintenance & repairs on systems and panels
  • Troubleshoots and repairs alarm systems including resident alarm systems, patient beds, furniture, and light medical equipment.
  • Maintains appropriate inventory, tools, and equipment on work truck; requests additional materials on an as-needed basis; maintains inventory, tools, and equipment in good working order; ensures waste is kept to a minimum
  • Monitors buildings regularly, identifying improperly operating equipment or components and developing repair or replacement plans
  • Informs Field Manager of problems concerning the upkeep of the buildings and electrical systems
  • Performs other duties including but not limited to minor electrical, plumbing, sheet metal, carpentry, residential appliance repairs, changing light bulbs, and changing filters
  • Ensures tasks are completed and that residents know the status of repairs to their residences; respects residents' surroundings and works in a clean, neat, and work-like fashion
  • Completes work order forms, maintaining contact with the Facilities department for reassignment to jobs throughout the workday
  • Serves as member of disaster and emergency response teams; fulfills assigned role in fire drills and for snow removal
  • Maintains positive interaction with residents, guests, and other Williamsburg Landing employees
  • Assumes on-call responsibility as assigned
  • Performs other duties as assigned

QUALIFICATIONS

High School diploma or equivalent; a minimum of two years' experience in residential and commercial maintenance; a valid Commonwealth of Virginia driver's license; experience with small equipment and appliance repair preferred; ability to read blueprints and electrical schematics preferred


KNOWLEDGE, SKILLS, AND ABILITIES

Knowledge of pertinent building codes and safety requirements; knowledge of tools and other devices in general maintenance; ability to troubleshoot and correct a variety of mechanical, electrical, and plumbing problems; ability to communicate effectively with senior adults experiencing varying levels of physical and cognitive decline; ability to use hand-held communication equipment effectively and responsibly; ability to exercise sound professional judgment


PHYSICAL REQUIREMENT

Ability to sustain hard work including, stooping, bending, reaching, climbing, crawling, and other physical labor for extended periods of time; ability to work overhead from ladders for sustained periods of time; ability to work full shifts outside exposed to outdoor weather conditions and extreme temperatures; ability to work at roof top heights; ability to regularly and safely lift and carry a minimum of 50 pounds; ability to take call and work varying evening hours, weekends, and holidays as required
