Position Description

Starting Salary Range: $145,000 - $165,000 - depending on experience

Location: Lynnwood

Classification: Exempt

General Position Summary:

Develop and manage mechanical construction projects through effective communication, client relations, negotiation, scheduling, tracking, document control, subcontracts, and forecasting of costs and profitability.


Essential Job Functions:

1. Develop new business for the Company in line with the Company's strategy and long-term goals.

2. Develop and maintain client relationships.

3. Develop project plans that identify resource and budgetary needs.

4. Develop conceptual estimates at an early stage in the project.

5. Accurately maintain and update the budget throughout preconstruction.

6. Communicate and turn over complete, detailed estimates to the construction team.

7. Perform construction feasibility studies on third-party designs.

8. Consult with clients on the design of their facility - facilitate the design process throughout preconstruction, resulting in a budget-based design that meets the client's needs.

9. Coordinate with vendors and suppliers.

10. Estimate jobs and prepare project budgets.

11. Estimate, negotiate, and process change orders into project financials.

12. Track, forecast, and report labor hours and material costs.

13. Buyout major equipment and subcontracts.

14. Expedite and track deliveries of major equipment/materials.

15. Maintain working knowledge of general conditions, work scope, and specifications of project contract/subcontract.

16. Maintain and control documents in compliance with UMC Standards as well as contractual compliance.

17. Supervise Project Managers, Project Engineers, and Project Coordinators including monthly and annual coaching.

18. Host project meetings with the team and managers weekly.

19. Collaborate with field labor supervision to plan, organize and schedule project work including preparation of subcontract/contract integrated project schedule.

20. Review contract drawings, detail drawings, and specifications.

21. Prepare fabrication shop work package including detail drawing review, material take off and buyout, and man-hour fabrication budget.

22. Effective communication with UMC engineering staff to ensure complete designs that convey clear scope and scope within project established budget.

23. Effective communication and collaboration with UMC Manufacturing (VCS and fabrication) to maintain a collaborative and supportive team approach.

24. Attend VCS and model coordination meetings.

25. Provide proactive, clear, and timely communication to team members.

26. Manage deadlines and push team to ensure timeliness.

27. Ensure full compliance with UMC Safety Program on the jobsites.

28. Be professional and uphold UMC Core Values.

29. Regular attendance and promptness are considered part of each employee's essential job functions.



Position Requirements

Supervisory Responsibility:

• Supervise Project Managers, Project Engineers, and General Superintendents.


Education/ Experience Requirements Needed to Perform the Essential Duties of the Job:

• A minimum of ten years experience as a mechanical project manager

• Construction Management or Mechanical, Civil, Electrical, Industrial, or Chemical Engineering degree desired


Licensing or Other Special Certifications Required:

• Maintain a valid Driver's License and satisfactory driving record.
