Senior Preconstruction Manager

Seeking an experienced and motivated Senior Preconstruction Manager to join their team and lead preconstruction activities.

Job Overview:
As a Senior Preconstruction Manager, you will be responsible for overseeing all preconstruction efforts, including budgeting, scheduling, and project scope definition. You will work closely with project owners, architects, engineers, and the internal construction team to ensure seamless project planning and delivery. Your ability to manage multiple projects simultaneously, combined with a deep understanding of cost estimation, value engineering, and risk management, will be critical to your success in this role.

Key Responsibilities:


  • Lead and manage preconstruction phases for multiple projects, ensuring timely and accurate cost estimates, schedules, and constructability reviews.
  • Collaborate with architects, engineers, subcontractors, and clients to develop project scope, design options, and construction methodologies.
  • Prepare and present detailed estimates, budgets, and risk assessments to stakeholders.
  • Conduct value engineering exercises to identify cost-saving opportunities without compromising quality.
  • Oversee subcontractor prequalification and procurement processes to ensure competitive pricing and quality performance.
  • Create and maintain project schedules in collaboration with the project management team.
  • Analyze project documents (plans, specifications, etc.) to ensure thorough understanding of scope and requirements.
  • Assist in contract negotiations and provide support during the transition from preconstruction to construction phases.
  • Ensure compliance with all local building codes, safety regulations, and industry best practices.
  • Mentor and provide guidance to junior preconstruction staff.

Qualifications:


  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field (or equivalent experience).
  • A minimum of 5 years of experience in preconstruction, estimating, or project management within the construction industry.
  • Proven track record of managing preconstruction activities for large, complex commercial projects.
  • Strong understanding of construction methodologies, materials, and systems.
  • Excellent knowledge of cost estimation, budget preparation, and scheduling software (e.g., Bluebeam, Procore, Microsoft Project).
  • Strong leadership and communication skills with the ability to collaborate across multiple teams.
  • Detail-oriented with strong analytical and problem-solving abilities.
  • Knowledge of local building codes, safety regulations, and construction industry trends.
