Summary:

Reports to Fac Ops Manager and is responsible for planning, staffing, directing and coordinating employees and contractors in any of the following areas of HVAC, refrigeration, plumbing, electrical, building automation programming, carpentry, painting, day janitorial and utility work in a 24/7 operation. Initiates and directs technical changes and process improvements to ensure a safe, comfortable and overall high-quality environment in the most energy and cost-efficient manner. Maintains up to date license in area of discipline while staying abreast of industry standards and best practices and incorporates changes into the operation. Is a member of the Business Continuity Plan Recovery Team. Oversees and ensures efficient, safe operation related to facilities at both Downtown & Franklin campuses. Responsible for the effective management of staff to ensure compliance with the Company affirmative action program and diversity goals and objectives.

Primary Duties & Responsibilities:

  • Coordinates and directs the day-to-day diverse activities (trades) for both Downtown & Franklin campuses. (i.e., HVAC chiller plant/high- and low-pressure steam, plumbing, refrigeration, electrical, building automation programming, carpentry, painting, day janitorial).
  • Supports team by providing technical expertise directly and through outside resources, research changes to laws and best practices related to OSHA, and other applicable codes standards to ensure compliance and safety for staff, employees and the public.
  • Creates, implements and monitors programs as a result of industry changes.
  • Under the direction or in partnership with Fac Ops Manager, assists or leads projects, including responsibility for managing the scope, budget and schedule. Will develop construction specifications, cost estimates, project timelines as well as overseeing projects to ensure completion dates are within budget.
  • Negotiates and communicates with internal clients regarding facility operation issues involving both day to day and project related concerns.
  • Establishes and maintains positive vendor contacts in order to assure continuous, effective facility operations.
  • Active Member to the Crisis Action Team as needed.
  • Creates and advises on opportunities for teams to transfer legacy knowledge.
  • Works to administer aid to CAFM systems.
Qualifications:
  • Associate degree in HVAC, Electrical, Building Automation or equivalent education and experience.
  • Prior experience as a People Leader or Team Lead.
  • Strong interpersonal skills with the ability to work with all levels in the organization and industry network with the ability to be responsive to changing business needs while prioritizing ongoing assignments.
  • Experience with multiple BMCS (Johnson / Honeywell / ALC) systems preferred.
  • Industry credential designation in field of work.
  • Prior leadership experience with CAFM systems is a plus.
Compensation Range:

Pay Range - Start:

$59,150.00

Pay Range - End:

$109,850.00
Northwestern Mutual pays on a geographic-specific salary structure and placement in the salary range for this position will be determined by a number of factors including the skills, education, training, credentials and experience of the candidate; the scope, complexity as well as the cost of labor in the market; and other conditions of employment. At Northwestern Mutual, it is not typical for an individual to be hired at or near the top of the range for their role and compensation decisions are dependent on the facts and circumstances of each case. Positions in certain locations (such as California) may provide an increase on the standard pay structure based on the location.
