Overview:
Summary
The Chief of Maintenance is responsible for the strategic direction, planning, and execution of all maintenance operations for the community, overseeing the maintenance, repair, and improvement of all facilities, systems, and equipment. This role includes the direct supervision of the Maintenance Supervisor and the broader maintenance team, as well as managing external vendors and contractors. The Chief of Maintenance ensures that the community maintains the highest standards of safety, functionality, and aesthetics while delivering superior customer service that aligns with the mission and values of the Castle Group.
The Chief of Maintenance provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service.
Responsibilities:
Essential Duties and Responsibilities
Develop and implement a comprehensive maintenance strategy for the community, including preventative maintenance programs, capital improvement projects, and emergency response plans.
Oversee the maintenance and performance of all major systems, including HVAC, plumbing, electrical, and mechanical equipment.
Lead, mentor, and develop the maintenance team, providing training and support to ensure high performance and team engagement.
Establish and manage relationships with external contractors and vendors, ensuring that services are delivered on time and within budget.
Review and approve bids and proposals for major maintenance projects and repairs, ensuring cost efficiency and quality.
Assist General Manager or Property Manager in the department's budget, including forecasting, annual budget process, tracking expenses, and making strategic financial decisions related to maintenance needs.
Collaborate with the General Manager or Property Manager on long-term facility planning, including renovations, upgrades, and sustainability initiatives.
Ensure compliance with all local, state, and federal regulations, including OSHA, environmental, and safety standards.
Regularly inspect the property to identify maintenance needs, safety concerns, and opportunities for improvement.
Lead emergency response efforts, including disaster preparedness and recovery in coordination with the General Manager and other departments.
Provide detailed reports on maintenance operations, including safety audits, budget updates, and progress on major projects.
May assist with other sites and other regions on an as needed basis.
Other duties and responsibilities as assigned.
Supervisory Responsibilities
Directly manage the maintenance team.
Carry out supervisory responsibilities in accordance with Castle's policies and applicable laws.
Responsibilities include interviewing, hiring, and training, developing and mentoring employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications:

Education and Experience
High school diploma or equivalency required; Bachelor's degree in Facilities Management or a related field preferred.
7+ years of experience in a maintenance leadership role, with 3+ years in a supervisory capacity.
Strong knowledge of building systems, including HVAC, plumbing, electrical, and mechanical systems.
Knowledge and understanding of High Rise/ Condo Life Safety equipment (Fire suppression systems, generators, chillers, cooling towers, elevators, etc.) required.
Certification in relevant fields such as HVAC, CPO, or OSHA preferred
Proven ability to manage large-scale maintenance operations and a track record of managing capital projects and budgets.
Excellent leadership, communication, and organizational skills.
Strong problem-solving abilities and the capacity to manage multiple projects simultaneously.
Proficiency in Microsoft Office Suite and maintenance management software.
Valid Driver's license required.

Visual ability correctable to 20/20.
Ability to respond verbally in an understandable, professional manner in person and over the telephone.
May be required to travel for training sessions off-site
Ability to work extended hours and weekends if needed.
