Overview:
Cobb EMC has an exciting opportunity for a Director, Facilities who will be responsible for managing the ongoing and preventive maintenance, janitorial, landscaping and operations of all corporate facilities. The position is responsible for ensuring the efficient and effective functioning of our building facilities, including HVAC systems, electrical systems and security systems. This role manages the physical security of the campus ensuring a safe environment for employees, members and visitors, including working with law enforcement and participating in investigations
Schedule: Monday-Friday 8:00am-5:00pm and on-call as needed

Responsibilities:
What you will be doing:
Physical Security
Ensure secure environment for corporate facilities
Investigates theft of company property & power
Evaluate corporate facilities for physical security weaknesses on a regular basis.
Ensure the accurate installation and maintenance of electronic security equipment.
Ensure all doors and gates are locked as required.
Maintain the security of assigned keys and all locks to company facilities.
Manage the access control database.
Assists in the selection and management of contracted security personnel.
Coordinates with Operations for substation and grid physical security needs.
Corporate Facilities Management
As needed gather information and prepare 5 year and 10-year facility needs plans.
Annually review latest facility needs plan for necessary changes.
Coordinate facility construction projects including RFP's, contractor oversight, adherence to project milestones and budget
Administer and oversee software/hardware platforms for EAC, CCTV and Environmental systems.
Facilities Maintenance & Infrastructure
Ensure periodic preventive maintenance is completed per established schedules.
Routinely inspect buildings and grounds for possible problem areas.
Ensure Facilities Maintenance Shop and tools are maintained in proper working condition.
Manage all needed repairs to buildings and grounds including electric, HVAC, plumbing, and carpentry.
Handle facilities maintenance problems and complaints quickly and diplomatically.
Schedule maintenance to avoid disturbance or inconvenience to others.
Manage and oversee Housekeeping and Janitorial functions for all buildings
Assist all divisions with any special functions hosted by the company.
Manage and oversee new building construction and building renovation projects.
Business Continuity
Review Business Continuity Plan annually for updates
Perform Business Continuity drills to ensure readiness
Facilities Records Management
Ensure all original plots, drawings, and specifications are cataloged and secured.
Manage the scanning of all campus documents into the Optical Imaging System.
Budget
Prepare and submit annual departmental budget and work plan and monitor budget expenditures.
Manage budget expenses to ensure efficient use of member resources.
SupervisionHandle all aspects of employment for subordinate staff, including hiring, promotion, training, and termination.
Coach and direct learning through direct involvement and reinforcement.
Analyze and manage daily workload and schedules.
Ensure fair and consistent treatment of departmental employees.
Qualifications:
Minimum Requirements:
Bachelor's Degree in Business Administration, Construction Management, Facility Management or a related field or equivalent work experience
Minimum eight years' experience with multiple building facility management or property management.
Strong knowledge of building maintenance, electrical, HVAC systems, and janitorial management.
Previous experience managing multi-phase construction and renovation projects.
Strong leadership experience including supervising multiple teams and contractors.
SKILLS:
Excellent oral and written communication skills.
Excellent interpersonal skills.
Proficient in Microsoft Office Suite: Word, Excel, Power Point.
Leadership and problem-solving skills
Strong knowledge of building systems, maintenance practices, and safety regulations.
Financial Acumen; previous experience handling RFP, project budgets and variance reports.
Collaborative skills, working with internal teams and external vendors/contractors.
Demonstrated ability for multi-tasking and meeting simultaneous deadlines.
Negotiation skills.
Exceptional scheduling and organizational skills.
Possess valid Georgia driver's license.
