The Maintenance Manager shall be responsible for managing the Computerized Maintenance Management System (CMMS) and assist with operational objectives to ensure contract requirements are fulfilled.
Responsibilities
- Monitor personnel and subcontractors on-site working on corrective and/or preventative maintenance work orders under established Port Isabel Detention Center standards of conduct.
- Monitor daily administrative tasks, such as departmental expenditures, budget control, assigns work orders, and tracks statuses in the CMMS.
- Provide reports, graphs, trend analysis, and other data reports from the CMMS at the request of the Project Manager.
- Responsible for work order reception, planning, estimating, scheduling, and assigning as well as analyzing and reporting work status and performance.
- Manage and utilize the CMMS to assist in the effective and efficient control of scheduled and unscheduled services.
- Interface with facility occupants, government personnel, receive incoming work order requests, from building users by email, phone and CMMS.
- Inventory and purchasing of needed incoming materials, supplies, and tools. Document in the CMMS as needed. Responsible for accuracy of charge code allocation of purchased items.
- Maintain inspection reports for tool room inventory, fire extinguisher inspections, and environmental compliance logs.
- Implement and perform weekly quality control inspections for work orders in the CMMS.
- Serve as a main point of contact for questions that may arise regarding any data in the CMMS at the request of the Project Manager.
- This position has been designated as Mission Critical. Mission-critical personnel are defined as those required to meet the Installation's safety and security needs during lockdown conditions (including inclement weather, hurricanes, flooding, etc.)
- This position may be part of an emergency management/response team as required by the company to meet contract requirements.
- Supervise all maintenance personnel.
- Other duties as assigned.
Qualifications
- Associate degree and/or
- Minimum two (2) years equivalent experience in lieu of education.
- Bachelor's degree in a related field, preferred.
- Minimum five (5) years of experience at supervisory or management level in an institutional setting with a multi-functional background in all facility support and maintenance departments.
- Possess and or have the ability to obtain a Department of Homeland Security (DHS) T2 Clearance.
Knowledge, Skills and Abilities
- Proficient in Microsoft Office Programs
- Possess excellent verbal communication skills for interfacing with military and civilian customers.
- Ability to communicate information clearly and concisely in English, using written and verbal skills.
- Possess specific management experience in operations, maintenance or asset management.
- Experience in purchasing, budget, and quality control.
- Experience training, evaluating staff, and strong organizational skills.
- Ability to lift and/or move up to 50 pounds.
